1. Property Search

Your Buyer’s Advocate will save you valuable time by doing all the due diligence and legwork required to find your ideal property. This includes properties that are not advertised to the general public. No stone is left unturned to ensure that you’ll see all the most suitable and best available properties in your desired location.

2. Assess

The extensive due diligence includes a detailed property and price analysis report, which will enable you to establish what a property is worth prior to starting the negotiation process. Your Buyer’s Advocate can also organize building and pest inspections and a review of the contract and Section 32 by your solicitor or legal representative.

3. Negotiate

Your Buyer’s Advocate’s job is to secure your property at the best possible price and the best possible conditions for you, irrespective of the method of sale.

 

Bendigo Property Buyers Services & Fees

BPB understand that each buyer’s situation is different so the services are tailored to suit your unique requirements. All services are always negotiable and agreed upon in advance to give you peace of mind.

1. Full Premium Service – Search, Assess & Negotiate

The full BPB service includes weekly searching of the internet and sourcing off-market properties, unlimited inspections, full independent assessment with detailed reports and negotiating the successful purchase. Your Buyer’s Advocate keeps working until your ideal property has been purchased!

The fees are always negotiable. Generally this service is around 1% of the purchase price with a minimum fee of $5,000.

This fee is made up of an initial Engagement Fee of $1000 (to be paid upfront) with the remaining balance paid on successfully securing your property (called the ‘success fee’). 

The Success Fee is a fixed price of $4000 for properties purchased under $400k and 1% of the purchase price over $400k.

There is also a ‘fixed fee’ option.

2. Assess & Negotiate

The BPB assess and negotiate service is suitable if you’d like to do the property search for yourself or have already found a property you would like to buy. Your Buyer’s Advocate will then inspect the property, prepare a detailed property and price analysis and negotiate the purchase on your behalf.

Like the Full Premium Service, the Assess and Negotiate fee is always negotiable.

 

Generally, it is 0.5% of the purchase price, with a minimum fee of $3000 for a property priced under $400k.

 

This fee is made up of an initial Engagement Fee of $1000 (to be paid upfront) with the remaining balance paid on successfully securing your property (called the ‘success fee’).

 

The Success Fee is a fixed price of $2000 for properties purchased under $400k and 0.5% of the purchase price over $400k.

There is also a ‘fixed fee’ option.

3. Auction Bidding Only

This service is for those who are uncomfortable with the auction bidding process or are simply not going to be available on the day of the auction.

Auction bidding fee is fixed and an engagement fee is payable in advance of auction day. The fee for auction bidding falls within a range of $500 - $1,000 depending on what your requirements are. Feel free to discuss your requirements for a full quote.
